The short answer: Greater Madison is holding steady and balanced as we move through fall. Homes are selling for a median of roughly $390K to $590K depending on the community, and most take seven to nine weeks to go under contract. Inventory is still under two months, so sellers keep a slight edge, but buyers have real room to negotiate.
I’m Keith McNeely, a Madison, WI REALTOR® with First Weber. Here’s my read on the Greater Madison market for October 2026.
October 2026 by the numbers
- Median sale price: about $390K in Madison’s more affordable ZIP codes, up to about $590K in Verona and Middleton
- Median days on market: 49 to 64 days
- Months of inventory: 1.5 to 1.9 months
- Last 30 days: 272 new listings and 285 closings
- Active listings: about 620 homes for sale
What is going on in the market
Closings are slightly outpacing new listings. Across the six ZIP codes I track, 285 homes closed in the last 30 days while 272 new listings came on. That keeps inventory from building up, even as fall slows the pace of new listings.
Homes take about two months to sell, and that’s healthy. A seven- to nine-week window gives buyers time for showings, inspections and financing, and it rewards sellers who price well from day one. Middleton is the slowest at about 64 days; Madison’s east side (53704) and Fitchburg are the quickest at about 49 days.
Prices are stable across the area. Madison’s 53704 remains the most affordable entry point at about $391K, followed by Madison’s west side (53719) at about $440K and Sun Prairie at about $460K. Fitchburg sits around $507K, and Middleton and Verona top the range at about $581K and $588K.
If you are selling
Price it right from the start. Buyers have about 620 homes to compare against, and the homes that sit are the ones that test the market high. Get the house ready before it lists, invest in good photos and floor plans, and plan on a marketing window of six to nine weeks. Listing now also means less competition than you’ll see when spring inventory arrives.
If you are buying
Fall is a good time to be shopping in Greater Madison. You can take a second look, keep your home inspection and other contingencies in your WB-11 Offer to Purchase, and negotiate on price or terms. Well-priced homes still sell, so get pre-approved before you start touring and be ready to act on the right one.
