The short answer: Greater Madison is a steady, balanced market heading into fall. Homes are selling for a median of roughly $390K to $590K depending on the community, and most take seven to nine weeks to go under contract. Inventory is under two months, so sellers still hold a slight edge, but buyers have more room than they’ve had in years.

September 2026 by the numbers
- Median sale price: about $390K in Madison’s more affordable ZIP codes, up to about $590K in Middleton and Verona
- Median days on market: 49 to 64 days
- Months of inventory: 1.5 to 1.9 months
- Last 30 days: 272 new listings and 285 closings
- Active listings: about 620 homes for sale
What is going on in the market
Supply and demand are close to even. New listings and closings are running nearly one for one. Inventory isn’t piling up, and homes aren’t disappearing overnight the way they did a few years ago.
Homes are taking longer to sell, and that’s normal. Seven to nine weeks on market gives buyers time to tour, think and get inspections done. It also means sellers who price high and wait are the ones who sit.
Prices are holding. Madison proper is still the most accessible entry point in the area. The western suburbs, Middleton and Verona, remain the highest-priced, with Sun Prairie and Fitchburg in between.
If you are selling
Price it right the first time. Buyers are comparing, and with about two months of inventory they have options. Prep the house, get good photos and floor plans, and plan for a normal marketing window of six to nine weeks.
If you are buying
You have room to be deliberate. In most of Greater Madison you can schedule a second showing, keep your home inspection and other contingencies in your WB-11 Offer to Purchase, and negotiate on price or terms. Well-priced homes still move, so get pre-approved before you start touring.
